Living in Kansas City: Guides to the Metro’s Communities
Choosing where to live in the Kansas City metro means weighing schools, neighborhoods, commute times, and what daily life actually feels like in each community. Our Living In guides break down the details that matter most — written by a local team that has helped thousands of families buy and sell across the metro.
How to Compare Kansas City Communities
Every community in the Kansas City metro has its own personality, price point, and lifestyle fit. When buyers ask us how to narrow down where to look, we usually start with four questions:
Schools
School district often comes first for families. Johnson County, KS communities — Blue Valley, Shawnee Mission, Olathe USD 233, De Soto USD 232 — consistently rank among the strongest districts in Kansas. On the Missouri side, Lee’s Summit R-7, North Kansas City Schools, and Kearney R-I are top-rated options in the Northland and eastern metro. Within any city, specific addresses can fall under different schools, so boundary lookup is the recommended first step.
Commute
Commute time to downtown Kansas City and the major employer corridors (Sprint/T-Mobile, Cerner, Garmin, KU Med, KCI airport) varies widely across the metro. Communities along I-35 in southern Johnson County typically run 20-30 minutes to downtown. Northland communities along I-29 sit closer to KCI airport. Eastern Jackson County suburbs tend to rely on US-50 or I-470. Each Living In guide includes the real commute math for that community.
Home Prices
Median home prices across our most popular communities range from about $340,000 in established suburbs like Shawnee or Kearney to the high $400s and above in premium areas like Overland Park, Leawood, and Mission Hills. Property taxes are generally higher in Kansas than Missouri, while Missouri imposes a state income tax that Kansas residents pay only on KS-sourced income — both factor into the true cost of ownership.
Lifestyle and Neighborhood Character
Some buyers want a walkable historic downtown. Others want a newer master-planned community with amenities. Some want lake access, others want acreage, and many want family programming and parks within walking distance. Each Living In guide highlights the specific neighborhoods within a city and the buyer profile each one tends to attract — so you can match the community to how you actually live.
